Face it, if you are going to own investment properties then you are going to have to deal with tenants. And I still have not met one single landlord who doesn’t have some “interesting” tenant stories.
Dealing with tenants is an emotional and time consuming part of the investment game. One that cannot be avoided but can be mastered, to an extent.
Leases form the basic foundation for a healthy landlord/tenant relationship but is not the only consideration for property investors. The Landlord and Tenancy Act should be read thoroughly and understood in addition to Small Claims Court processes and procedures and Landlord and Tenant Board rules and regulations.
As with anything, dealing with tenants improves with time and experience and needs to be taken seriously.
