What is a Cash Calendar?

Several years ago, I created what I call a "Cash Calendar".

I use it to help guide me through the numerous investment projects (real estate, private loans/mortgages & stocks) I have actively on the go at any specific time.

How does it work?

Well, most people think of "cash flow" simply in terms of money in and money out on a particular investment. While this is better than nothing I'll admit, it fails to plan for the bigger picture.

Allow me to explain further.

What if you bought property A in September with a closing date of January. In terms of "cash flow", specifically, the money that you'll need to make this deal come to fruition, you would need a deposit on purchase on one date, a down payment and closing costs on another date, so on and so forth.

What if you also planned to renovate this property and then refinance it after? Well, then you would have money needed for materials/labour on another date and would receive a cash influx from the refinance at a different date.

Multiply this example by numerous simultaneous projects and it comes down to a strategic game of financial juggling. In simple words, how much cash will you have and need on every single, specific day in the year??

Poor planning will lead to projects falling apart but proper planning, and strategic timing of money in/out at that, will allow you to massively scale unlimited amounts of projects at the same time.
